A hybrid permission (full and outline) was then secured for 875 homes, alongside a wide range of supporting uses (16/00994/FULES). As well as residential development, the scheme includes a local centre to potentially provide a range of retail, food and drink, community, leisure and businesses uses, alongside associated open space and strategic infrastructure. A further outline application for 50 dwellings is also currently pending (18/03650/OUT). Site is a mix of brownfield and greenfield land with the former involving redevelopment of existing buildings. Brownfield element (c.20ha) represents around one-third of the site area - a yield of around 282 dwellings can be calculated based on methodological approach.
