Notes | Second phase of the strategic redevelopment of St. George's Hospital site comprising of a range of buildings and a large area of associated land. The facility is now vacant, surplus to requirements and available for redevelopment. This follows the completion of the new St. George's Hospital facility. Identified for a strategic mixed-use redevelopment. Demolition of the remaining 12 buildings was initially undertaken (15/01620/DEMGDO). A hybrid permission (full and outline) was then secured for 875 homes, alongside a wide range of supporting uses (16/00994/FULES). As well as residential development, the scheme includes a local centre to potentially provide a range of retail, food and drink, community, leisure and businesses uses, alongside associated open space and strategic infrastructure. Site is a mix of brownfield and greenfield land with the former involving redevelopment of existing buildings. Brownfield element (c.20ha) represents around one-third of the site area - a yield of around 282 dwellings can be calculated based on methodological approach. For indicative purposes in the BF Register, the original SHLAA site (ref 3074) is split to reflect brownfield and greenfield elements - total area of 64.51ha. Detailed application yet to be submitted for residential aspect but reserved matters currently pending for site-wide infrastructure (expected to be determined in December 2021).
