Local Plan Housing Allocation. This site comprises a 5.5ha. cleared housing area to the east of the Bevanlee Road area and forms part of a larger (32ha.) predominantly greenfield housing site at Low Grange Farm. The 4.6ha. restored former landfill site to the north does not meet the NPPF defintion of PDL. Outline planning permission at LGF for up to 1,250 dwellings was granted for a period of 10 years, to 2026, (application ref. R/2014/0372/OOM). Phase 1 for 300 dwellings is under development (ref. R/2021/0387/RMM) and takes in approx 1.96ha on the PDL site, on which the permissioed layout shows 56 units would be built. The total estimate of 159 assumes the rest of the PDL would be developed in a subsequent phase and at the same gross density (29 dph).
